You see the price per visit and for the whole listing or changeover. We text you the link to the before and after photos after every visit, and stop the day you text "sold" or "leased".

What agencies ask for, built in
- Photos after every visit. Before and after, with the time they were taken, and the link texted the same day. Proof for the owner, the bond and the portal.
- A link for every job. Each booking has its own page: the fixed price to approve, the tasks ticked off on the day, the photos and the invoice.
- No surprises. Nothing extra without your OK. Keys and lockbox codes handled, gates locked behind us.
- Settlement week. A final mow before handover so the buyer or new tenant walks into a tidy yard.
More properties, bigger discount
Two properties save 5%, three or four save 10%, five to seven save 15%, eight or more save 20%. Mostly in the same suburb or estate saves a further 5%. One account for the whole office, and an invoice with the property address after every visit.
How every visit runs
Your landlords and vendors see a tidy property, and you never have to chase us.
- Tenanted homes: you arrange entry, we keep to it.We come only on the day you've given the renter notice for (24 hours' written notice for maintenance, between 8 am and 6 pm, unless the renter agrees otherwise). We knock and say hello first. If the renter asks us not to start, we leave and tell you the same day.
- Vacant homes: keys and codes stay private.Lockbox codes live on our job sheet only. Keys go back exactly where we found them and the gate is shut.
- Ready for the photos and the opens.For a listing: lawns, edges, front entrance, paths and letterbox tidy, and we finish the day before any open or photo shoot. For a vacate: the garden ready for the final inspection.
- Proof on your phone.Before and after photos and the tick list for every visit on your booking page. A leak, a broken fence or anything else we notice is reported the same day.
- Paperwork that matches your trust account.Same-day invoice with the property address on it, and your landlord's or vendor's reference if you give us one.

Straight answers
Who pays, the vendor or the agency?
Whoever you tell us. We can invoice the vendor or landlord directly with you copied in, or the agency on a monthly account. Every invoice carries the property address.
How do I stop it when it sells?
Text "sold" or "leased" with the address. We stop from that day. No notice period, no final-visit charge.
The lawn has been left for months.
Pick "Knee high" and the first visit is priced for it, then it drops back to the normal visit price. If it's a paddock, send a photo and we'll price it the same day.
Do you do vacate cleans inside?
Not ourselves. Tell us when your cleaner is booked and we'll fit the garden tidy around them, so the property is ready for the final inspection on time.
Do you work with property management software?
Not yet. For now, send the work order by email or text. Every job has its own link with the photos and the invoice, so you can attach it to the job in your portal.
